Terms of Service

1. Acceptance of these terms

These Terms of Service (“Terms”) are a contract between you and Mhytee Luhring, the operator of the Housing Report Card website and alert service (the “Service”). By using the Service you agree to these Terms. If you do not agree, do not use the Service.

2. What the Service does

Housing Report Card aggregates publicly available San Francisco housing records โ€” including Department of Building Inspection complaints and notices, building permits, Fire Department inspections, and 311 reports โ€” and presents them as a plain-English summary for a given address. A paid subscription (“Watch this address”) sends you email alerts when new records appear for an address you are monitoring.

3. Eligibility and accounts

You must be at least 18 years old to use the Service. You are responsible for keeping your account credentials and magic-link emails secure. You are responsible for all activity under your account. Tell us promptly if you suspect unauthorized access by emailing support@housinggrade.com.

4. Paid subscriptions

  • Address-monitoring subscriptions are offered on a monthly or yearly billing cycle at the price shown at checkout, and renew at the same cadence until you cancel.
  • You can cancel at any time from your account using the Stripe-hosted billing portal. When you cancel through the portal, future renewals stop and your alerts continue through the end of the current billing period (no proration or refund of the unused portion).
  • If you instead use the unsubscribe link in any alert email, or delete your account, your subscription is canceled immediately and alerts stop right away. Charges for the current period are not refunded; you forfeit any remaining time.
  • Charges for completed billing periods are non-refundable except where required by law. If you believe you were billed in error, email support@housinggrade.com and we will review the case.
  • If a payment fails, we will pause your alerts after Stripe’s standard retry cycle completes. If the subscription is then marked unpaid or canceled by Stripe, we will stop sending alerts.
  • Prices, features, and included record types may change. We will give you reasonable notice of material changes before the next renewal. Existing subscribers stay on their current price until they cancel or change plans.

5. Public records and accuracy disclaimer

The Service is informational only. It is not legal, real-estate, or financial advice, and is not an official city-issued rating.

  • The records we surface come from San Francisco public data sources. Those sources may be incomplete, out of date, or contain errors that originate with the city.
  • The “building report score” and any grade, flag, or theme are our product logic applied to those records, not a judgment by the City of San Francisco or any regulator. Different people could look at the same records and draw different conclusions.
  • You should not rely on the Service alone to make decisions about renting, buying, selling, investing in, or litigating over a property. Verify anything that matters with the underlying city records, a licensed professional, or the relevant agency.

6. Acceptable use

You agree not to:

  • Use the Service to harass, intimidate, or defame anyone, including tenants, landlords, or city employees.
  • Scrape, bulk-download, resell, or redistribute the Service or its output as a data product.
  • Reverse engineer, probe for vulnerabilities, or interfere with the Service’s infrastructure.
  • Impersonate another person or submit false tenant privacy reports.
  • Use the Service to violate any law or the terms of any third-party data source we rely on (including DataSF and Stripe).

We may suspend or terminate accounts that violate these rules.

7. Tenant privacy reports

If you submit a tenant privacy report, you represent that the information is truthful to the best of your knowledge and that you are not submitting it for harassment, retaliation, or commercial gain. We publish only aggregate counts, not individual reports. We may remove reports that appear abusive or fabricated.

8. Intellectual property

Public-record data surfaced by the Service is owned by its original publishers. The Service’s original software, design, copy, and scoring logic are owned by Mhytee Luhring. We grant you a limited, revocable, non-transferable license to use the Service for personal, non-commercial purposes.

9. Feedback

If you send us feedback, you grant us a perpetual, royalty-free license to use it without obligation to you.

10. Third-party services

The Service integrates Stripe (payments), Supabase (hosting and auth), Resend (email), and links to city data sources. Your use of those services is governed by their own terms. We are not responsible for their availability or actions.

11. Disclaimer of warranties

THE SERVICE IS PROVIDED “AS IS” AND “AS AVAILABLE,” WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, NON-INFRINGEMENT, AND ACCURACY. WE DO NOT WARRANT THAT THE SERVICE WILL BE UNINTERRUPTED, ERROR-FREE, OR THAT ANY RECORD OR SCORE SHOWN IS COMPLETE OR CURRENT.

12. Limitation of liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, Mhytee Luhring WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS, REVENUE, DATA, OR GOODWILL, ARISING OUT OF OR RELATING TO YOUR USE OF THE SERVICE. OUR AGGREGATE LIABILITY FOR ANY CLAIM RELATED TO THE SERVICE IS LIMITED TO THE GREATER OF (a) THE AMOUNT YOU PAID TO US IN THE 12 MONTHS BEFORE THE EVENT GIVING RISE TO THE CLAIM, OR (b) TWENTY U.S. DOLLARS.

13. Indemnification

You agree to defend and indemnify Mhytee Luhring against any claim arising from (a) your misuse of the Service, (b) your violation of these Terms, or (c) your violation of any third-party right, including through content you submit.

14. Termination

You can stop using the Service at any time by deleting your account from the account panel. We may suspend or terminate the Service, or your access to it, at any time for any reason. Sections that by their nature should survive termination will survive (for example, disclaimers, limitations of liability, indemnification, and dispute resolution).

15. Governing law and venue

These Terms are governed by the laws of the State of California, without regard to conflict-of-laws rules. The exclusive venue for any dispute is the state or federal courts located in San Francisco County, California, and you consent to personal jurisdiction there.

16. Changes to these Terms

We may update these Terms. If we make material changes, we will post the updated Terms on this page and update the “Last updated” date. Continued use after an update means you accept the revised Terms.
